Karakusevic Carson's Haringey Project: A Step Closer to Reality

The ambitious housing development in Tottenham, London, has overcome a significant planning hurdle. The Hackney-based architectural firm, Karakusevic Carson (KCA), has secured Haringey Council's approval for the final phase of their 995-home scheme. This marks a crucial milestone in the project's journey, bringing the total number of homes approved to 291, along with 425 square meters of commercial and educational space.

The project, backed by a consortium including housing association Peabody, housebuilder Hill, and social enterprise Catalyst, will transform a former hospital site into a vibrant community. The site, previously part of St Ann's Hospital, was purchased by the Mayor of London from the NHS in 2018, with the vision of creating a sustainable and inclusive neighborhood.

KCA's masterplan, approved in the summer of 2023, envisions a harmonious layout with buildings up to nine storeys high, arranged around a central 'peace garden' within the 7-hectare plot. Construction has already commenced on Phase 1A, which includes 240 homes, while Phases 1B and 2 secured full consent last summer, adding another 464 residences.

The final phase, now approved by Haringey, will bring the remaining units to the eastern edge of the site, adjacent to the preserved hospital. This phase will include a mix of family houses, maisonettes, and small tower blocks, with approximately 56% of habitable rooms in the 291 homes designated as affordable.

The project's commitment to affordability is further emphasized by the wider scheme's allocation. Across the entire development, 60% of habitable rooms will be designated as 'affordable,' with some at London Living Rent levels, catering to a diverse range of residents, including older adults and NHS key workers.

With the final phase approved, the project is set to deliver on its promise of creating a thriving community. The masterplan's completion by 2030 is a testament to the dedication of KCA, Peabody, Hill, and Catalyst in bringing this transformative development to life. As the project progresses, it will undoubtedly shape the future of Tottenham, offering a blend of affordable housing, commercial spaces, and a vibrant public realm.
